Building approvals in Jamaica: common questions

A complete residential application typically takes two to four months. Commercial applications commonly run three to six months, and anything requiring NEPA review should be planned for longer. The single biggest variable is whether the first submission was complete.

Unapproved work can be subject to a stop notice, enforcement action and a requirement to demolish. It also creates real problems later: unapproved structures complicate sale, mortgage and insurance, because there is no certificate of occupancy to produce.

Often yes. Boundary walls above a certain height, extensions to the footprint and any structural alteration generally require approval. Purely cosmetic internal work usually does not. We will tell you which side of the line your project sits on before you start.

Regularisation is sometimes possible, depending on what was built and whether it complies with current requirements. It involves preparing as-built drawings and submitting them retrospectively. We assess honestly whether an application is likely to succeed before you spend money on it.
