Do I need approval before building?

Yes. Under the Building Act, 2018 and local authority processes, building works (new builds, additions, structural alterations, roof changes) require approval before construction.

Can you submit online?

Yes. We prepare and submit via JDAP and track status, comments, and payments.

How many plan sets and what scales are required?

Commonly 3 sets; 6–10 sets when referrals are needed. Typical scales: Location 1:12,500; Site 1:100/1:200; Floors/Elevations/Sections 1:50–1:75.

What triggers NEPA?

Works affecting the coast, wetlands, rivers; certain land uses (e.g., hospitality/food service); sewage/trade effluent licences; and larger subdivisions may require permits/licences from NEPA/NRCA.

When does a permit lapse?

Some parishes state: commence within about six (6) months of permit issuance or it may lapse—always confirm your parish’s letter of approval.
